Data center developer Server Farm Realty announced on Tuesday it has opened its new 450,000 square foot data center in Chicago.

The move comes two years after Server Farm Realty acquired the building, located at 840 South Canal, which previously housed the former General Electric Co. factory.

Server Farm Realty has invested over $220 million to redevelop and transform the building into a Tier III data center.

The data center now features a concurrently maintainable design that offers 100 percent availability and delivers approximately 20 MW of power to over 138,000 square feet of raised floor data center suites.

The eight-story building also maintains 4 MW of critical power over five data center floors and features a Power Usage Effectiveness rating of 1.4 or better, which is regarded as one of the lowest in Chicago.

Aggressive power rates with a low carbon fuel mix and efficient, free cooling conditions throughout much of the year align well with what today’s technology and media companies, healthcare organizations, financial services firms, and many others are looking for in a data center, says Avner Papouchado, CEO of Server Farm Realty. “We welcome Peerless into our expanding portfolio, now spanning seven facilities with more than 1.3 million square feet of hardened, state-of-the-art and scalable data center space.”

Chicago is the ideal location for a data center as the area is a global data center hub and interconnection point for nearly every major fiber network.

In addition, the location provides one of the lowest total cost of occupancy for data center users, a wide selection of real estate options, cost-effective power rates from a range of vendors, and a mild climate to ensure substantial energy savings for approximately the first half of every year.

Based on these benefits, Server Farm Realty says the new data center will provide a strategic and key asset for tenants seeking reliable, secure and scalable data center space in the Chicago market.

In April 2011, Server Farm Realty opened its 10,000 square feet TiTan data center in Washington.
